    Contractors prey on homeowners ignorance about the price of materials and what the labour will entail, how long it will take etc. The urgent jobs, i.e. roof leaks are extremely profitable. I speak from experience. I had one tradie put the fear of God in me when he warned me that my house risked going on fire if I didn't attend to the leak soon. He had hoped to scare me into handing over €15,000 for work that would have cost €2500. It's disgusting.

    I'm a Home Inspector and you are absolutely right. I love it when it's raining on inspection day. We can check how the water leaves the roof, where it goes, does water lay along the foundation and property....... Personally I want to see if the culvert at the driveway is working properly.

    Do I have to give back the extra money on top of the rent? Where do I put that extra money that's being credited toward the purchase? A separate trust account not to be touched until several years later? Do i give it back if they aren't going to purchase the house in the end?

    I asked an attoreny here in Texas and I was told rent to own is not allowed in Texas. Another name is Lease Purchase. Is there a way around it?

      Ouch! That's the problem with getting bad advise. In Texas, you can structure a Rent to Own, provided it's 6 months or less.

    If this house is my primary residence and I already have homeowners insurance, how do I ask for insurance? I asked my carrier and they said my insurance doesnt cover renting rooms and they would cancel my policy immediately. I would have to move out. I can't live in my primary residence if I'm going to do long term rentals as opposed to short term rentals like an airbnb. I have to convert to a Rental dwelling policy DP1 or 2 or 3 and get landlord insurance. Correct?

    There is an older home, 1950, that I am thinking about buying to live in. It has newer popcorn ceiling. So it isn't asbestos, but it also has an added HVAC that wasn't original to the house. The unit is not that large and there is black sooty stuff on the ceiling. I just thought it was dust until you mentioned needing the proper size of unit. Can that stuff actually be mold that is being blown out on the popcorn ceiling?

    As for myth number 2. As an appraiser I ask for the Contract of Purchase and Sale to review if there are any terms or conditions that would effect the purchase price. If the lender says no to my request then I document that in the report that I asked and my request was denied. Then the loans officer can deal with their bank auditors when this comes up. If an appraiser is selecting comparable sales to justify the purchase price that is against their appraisal institutes standards and the appraisal should be sent off to their governing body and they will investigate your claim and if this is found to be the case the appraiser will face disciplinary actions that may include fines and educational courses that they have to undertake. The appraiser is to select comparable sales that are the most similar in physical and locational aspects to the property being appraised. If an an appraiser is not doing so and is diving for a number it is very obvious in the report. I have reviewed hundreds of appraisal reports and when this is the case it is extremely obvious as the adjustments are not logically and consistently applied. It is glaringly obvious. Toss the appraisal and get a different one or have another appraiser conduct a technical or market review of the appraisal. When I am doing an appraisal for a sale I will state in the report the market value range for similar properties, if the purchase price is within that range I will then communicate to the lender, after concluding my tests on value, that the accepted offer to purchase is fair, equitable, reliable and reasonable for first mortgage financing. Sometimes such as in a hot market I will explain that the property sold at the high end of the value range. Or in a declining market that it sold in the lower range but the sale price still lays within the market value range and is still reliable for financing. The lender is the underwriter not the appraiser - if you disagree with the appraisal - then don't lend on it. Myth #3, what you are speaking about is marginal diminishing returns. The problem is that three comparable sales will not necessarily show this on a price per square foot basis due to adjustments such as surplus lands, inground pools, tennis court. The comparable sales show a range of per square foot rates but this should be cross checked against the time adjusted historical sales of the subject property as well as the median price of similar homes in the neighborhood. The price per square foot indicator may only be used as a cross check to the value conclusion which is determined through the Direct Comparison Approach. It is NOT acceptable for residential properties to conclude market value by a price per square foot. That's a BIG no no. If you have a report such as this, then send it off to their governing appraisal body and they will investigate your claim and their professional practice committee will rip a strip off the appraiser's back. If you are a lender and have issues with the appraisals - then don't use that appraiser! That's how you get rid of bad appraisers. The other way is to sent their report off to the governing body. The other way is to sue them in court for any damages you have incurred from relying on the appraisal. I will pay for the stamps.

    How to get a really detailed number that's wrong. LOL. Your thought process is refreshing and I like your teaching style. I LOVED the video on 7 things NEVER to tell a contractor! Learning the hard way is a luxury; many people are sunk by bad contractors...either because they never want to deal with another one, or because they are broke with lots more work to be done, plus errors to be corrected (switched materials, unfinished jobs leading to new problems, etc.) Thank you for sharing the wisdom of your experience. I appreciate your character.

    I just want to add one more thing. You may want that anonymity because as soon as you own more than one property, you'll be targeted by spam-callers, trying to buy them for pennies on the dollar. They're incessant and never stop.

    Are the neighbors going to be honest about all of the Neighbors. Like a nieghbor that runs two businesses out of their house and being disruptive and a nuisance. Runs a compressor all the time to fix cars using an impact gun. Building stuff on driveway for remodeling business. Workers coming and going and parking in front of your house. Parking cars on the grass, keeping junked vehicles in the back yard. Riding ATV's and dirtbikes on a 1/2 acre lot in the back yard. We live in a neighborhood that the price point is 700k but have no HOA, but we have a handful of neighbors that are out of control, and unfortunately my neighbor and I live nextdoor to this type of nuisance. Like I said just a handful. Hate HOA'S, just praying they'll move one day.

    This guy is a prick, as a licensed contractor this type of customer is untrustworthy and looking to screw anyone over for his benefit. He always looks for cheapest guy that works on “his” terms and always ends up with cheap low quality contractor, then ends up feeling jaded when things go awry. As an electrician I never want customers providing materials. A steakhouse also marks up materials 200-1000% do you ask them for receipts or bring in your own steak for them to cook? Don’t ever call me and good luck finding good contractors. Nobody should listen to him.

      @@freedom_mentor I've been in this game for twenty one years and buying property at the courthouse is tough and also the overall consumer sentiment is low, high home prices, high interest rates, low inventory, total economy is in shambles, etc, etc. So I don't know how you're thriving when people are not buying homes like before let's be honest here. Look at realtors and everyone in the industry there hurting and looking for work. Look at the major home builders abandoning projects. The only people winning in real estate now are investors collecting rent from long term tenants. Maybe flips in other parts of the country are thriving but in South Florida things are bad. When you see homes with $10, 20, 50, 100k price reductions and listed on the market for over one hundred days what does that tell you?

      @@bballah9969 You've just described what we call Traditional Real Estate Investing, which includes deals sources from Agents and Auctions. That approach is dead! You're right! You have to think completely differently and focus on off-market deals. South Florida is red hot and finding buyers of houses is so easy. People are pouring into South Florida daily. There is far more demand than supply for affordable houses. The price drops are coming because they were over-priced to begin with or the houses were not affordable. You're issue is that you are not working with off-market sellers directly so you have to join the dog-fight of deals sourced from auctions and agents. And you may also be taking on deals that are not affordable. Like always, it's the best of times for some and the worst of times for others.
